From experience working with so many Buyers, and listening to every feedback/complaint when showing properties, these are the top 5 things that will affect you negatively when it comes to selling your investment property after years of holding it.
1) Look for a modern home
Buyers in this market want to buy what they can see. I would say that 85% of Buyers do not have the vision, time or resources to purchase an outdated home and fix it. If a home looks modern with upgraded Kitchen, floors, bathrooms, etc., it will make the sale of the home so much easier. The home does not necessarily have to have top of the line upgrades but property has to look somewhat presentable and comfortable to live in for the potential Buyer.a
2) Floor plan
This one is very tricky and subjective and depends on the style of the potential Buyer. Having said that, it helps a lot to have a neutral floor plan with the right number of bedrooms.
3) Placement of the lot
A lot with no neighbors in the back is so much more attractive. A property that has no backyard and backs up to another property within a short distance is less desirable to Buyers. A lot with a conservation view or pond view is very desirable. Majority of the Buyers especially in the higher end market are looking for a decent lot size with backyard space.
4) Location, Location, Location-
Buyers are doing their homework and know specific areas they are willing, and not willing, to buy. When purchasing an investment property, research the area. Is there growth in the area? Are current homes holding their value? Are the homes selling close to asking price? Finding the right location is key to investment.
5) Keep in mind the following extras:
*Community Amenities such as: Playground for kids, Gym, Pool, bike trails etc
*What are the HOA fees and what do they cover?
*Convenience to major highways
